The ambulance arrived code 3 with Tanner Cohen at the wheel and the entire team at CV3 in the back ready to jump on this loan and conduct CPR. The diagnosis, the loan was fundamentally solid, the only ailment was the pressure to close this deal timely – the source of the pressure was the seller who demanded to close on or before 1/31/2024. Our borrower/buyer was experiencing extreme pressure from the seller who repeatedly, nearly hourly, expressed their doubts that we could perform timely and pressured the borrower to use their preferred hard money lender. I was able to quell the concerns of the borrower and seller alike with the assurances from the CV3 team that we would deliver a timely closing. With a same day application and transfer of our fully documented file, the CV3 team went to work. We received loan approval within 4 business days, met the funding conditions the same day and the loan was docked on 1/26/2024, 5 days from submission. The borrower signed loan docs the same day and the loan was funded 1/29/2024, two days earlier than the expected close date. I can’t say enough great things about Tanner Cohen, Tanner Strand and all the behind the scenes staff at CV3 that worked this file on a rush to close – truly a life and loan saver situation.
